What is snagging?

A.

Snagging is the necessary process of inspecting and identifying any defects/ faults or issues within a new-build home. This process is carried out by thoroughly inspecting the property and creating a "Snagging List".

This Snagging List is then used to compile all defects/ issues into one report, to then pass on to the developer/ builder for them to rectify.

Q.

Why do we need a thermal imaging report?

A.

Having a thermal imaging report checks for many things from plumbing leaks to electrical faults that may result in a fire. 

Q.

When is the best time to have a snagging survey carried out?

A.

The best time for a snagging survey to be undertaken is just prior to completion. If access cannot be made before receiving the keys then we suggest that a survey takes place shortly after moving in.

If you are already settled within your property, this is not a problem. We can still carry out a snagging survey up to 2 years of ownership and your builder/ developer has a legal obligation to rectify these issues within this timeframe.

Q.

When shall I book a snagging survey?

A.

As soon as you have a completion date, get in touch and we can book in a snagging survey. After completion, you have a maximum of 2 years to submit all your snags to your house builder, but we recommend you do this as soon as possible.

Do I need a snagging list?

A.

It is your responsibility to report any snags or defects in your new build home to your home builder before you complete your sale.

 

It is unlikely you are to pick up on everything, and that's where we come in.

When is the best time to conduct a snagging inspection?

A.

The best time to have a snagging survey is during the period between the building work being finished and your legal completion date, so the developer has time to fix any snags before you move in.
